These terms govern your use of SelfLet. By signing up, you're agreeing to them. We've kept them as clear as possible.
What SelfLet is
SelfLet is a property management platform for self-managing landlords in the United Kingdom. It helps you track properties, tenancies, compliance, finances, and communications.
SelfLet is a tool, not a letting agent, solicitor, or financial adviser. We provide templates, checklists, and compliance guidance, but you are responsible for your legal obligations as a landlord. When in doubt, get professional advice.
Your account
- You must be 18 or older to use SelfLet
- You're responsible for keeping your login credentials secure
- One account per person — don't share accounts or let others use yours
- The information you enter is your responsibility — we can't verify your property details, compliance dates, or tenant information
Subscription and payment
SelfLet costs £14.99 per month, with a 30-day free trial. Your card is taken at signup but not charged during the trial period.
- After 30 days, your subscription begins and you'll be billed monthly
- You can cancel anytime — your access continues until the end of your current billing period
- Payments are processed by Stripe. We never see or store your full card number
- If a payment fails, we'll notify you and give you a grace period to update your details before restricting access
We may change pricing in future. If we do, we'll give you at least 30 days' notice and the new price won't apply until your next billing cycle.
What you can do
- Use SelfLet to manage your own rental properties in the UK
- Upload documents, photos, and data related to your properties and tenancies
- Export your data at any time
What you can't do
- Use SelfLet for anything illegal
- Upload content that infringes someone else's rights
- Try to access other users' data or interfere with the platform
- Resell, rebrand, or redistribute SelfLet as your own product
- Use automated tools to scrape or extract data from the platform
Your data
You own your data. We store it and process it to provide the service, but it's yours. See our Privacy Policy for full details on how we handle it.
If you cancel your account, your data is kept for 90 days (in case you come back), then permanently deleted. Want it gone sooner? Email us.
Compliance guidance
SelfLet provides compliance checklists, deadline tracking, and document templates based on UK landlord regulations (including the Renters' Rights Act 2025). This guidance is provided in good faith and kept as accurate as we can make it.
However: we are not solicitors. Legislation changes, and there may be local requirements we haven't covered. SelfLet is a tool to help you stay organised — it's not a substitute for professional legal advice. If something looks wrong or you're unsure, check with a qualified adviser.
Tenancy agreement templates
We provide AST (England & Wales) and PRT (Scotland) templates as a starting point. These are general-purpose templates, not bespoke legal documents. We recommend having a solicitor review any tenancy agreement before you use it.
Availability
We aim to keep SelfLet available 24/7, but we can't guarantee uninterrupted access. Maintenance, updates, and the occasional technical issue happen. We'll give notice where we can for planned downtime.
We're not liable for any loss caused by the platform being temporarily unavailable.
Limitation of liability
SelfLet is provided "as is". To the maximum extent permitted by law:
- We don't guarantee that the platform will be error-free or uninterrupted
- We're not responsible for decisions you make based on data or guidance in SelfLet
- Our total liability to you is limited to the amount you've paid us in the 12 months before the issue arose
- We're not liable for indirect, incidental, or consequential damages
Nothing in these terms limits our liability for fraud, death or personal injury caused by our negligence, or anything else that can't be excluded by law.
Changes to these terms
We may update these terms from time to time. For significant changes, we'll email you at least 30 days before they take effect. Continued use of SelfLet after changes take effect means you accept the updated terms.
Governing law
These terms are governed by the laws of Scotland. Any disputes will be resolved in the Scottish courts.
